Do I need to be pre-approved before we look?+
Pre-approval doesn't cost anything and takes about 20 minutes with a good lender. It also lets you write real offers when the right home shows up. We recommend it before the second tour.
How much should I budget for closing costs?+
Plan for roughly 2–3% of the purchase price. Some of it can be negotiated with the seller depending on the market.
Do you charge buyers directly?+
In most transactions the seller's side covers buyer representation. If a specific home requires anything different, you'll know before we tour it.
How fast can we close?+
Cash: 10–14 days. Financed: typically 30–35 days. We map the timeline to your life, not the other way around.
